One of the largest federal distributors of specialized goods has acquired a 12-hectare plot of land in the M10 industrial Park for the construction of a production and warehouse base. IPG.Estate acted as a broker of the transaction.
The activity of the buyer company is based on the long-term experience of cooperation between the largest European manufacturers and consumers from Russia. The company supplies the domestic market with raw materials for the cosmetic and food industries, household chemicals and industrial cleaning.
The M10 Industrial Park is located on the border of St. Petersburg and the Leningrad Region and is adjacent to the Moscow Highway– the main highway of central Russia. Proximity to the most important transport corridors will ensure optimal logistical accessibility to the main sales markets. The sections of the M10 Industrial Park have all the necessary engineering infrastructure, and the proximity to residential areas (more than 300 thousand residents at a distance of up to 5 km) will provide the necessary labor force. Built in 2019 The M11 Neva expressway will significantly reduce the delivery time of goods – the entrance is located at a distance of 2 km from the border of the M10 Industrial Park.
The total area of the Industrial Park "M10" is 750 hectares. The main logistics residents are the largest federal retail chains of Magnit and Lenta stores, production ones are LLC Transpak, LLC Edelweiss, CJSC CAPRI, etc.
In the process of selecting an object, the company considered engineering-prepared sites that meet urban planning requirements. In addition, when searching for a site, preference was given to the Moscow direction, since it provides convenience of logistics. For the buyer, the proximity of the route leading to Moscow, as well as the speed of access to the port – through the ring road and the ZSD was important.
"Now, due to the lack of a ready offer for rent and sale, there is a high demand for the purchase of land plots," comments Philip Chaika, Head of IPG's Industrial and warehouse real estate department.. "Despite a noticeable increase in prices, the number of land acquisition transactions is only growing."
