IPG.Estate: An investment sale transaction of commercial premises in the Krasnoselsky district is completed

IPG.Estate Investment Sales and Corporate Services Department has implemented the sale and purchase deal of premises in the «Solnechny Gorod» residential complex in Krasnoselsky District.

In the «Solnechny Gorod» quarter by Setl Group are located middle-rise buildings – on average from 12 to 9 floors. In this area are going to be built 34 thousand apartments with a total area of 1.4 million square meters. In total, 45 thousand people will settle in the residential complex.

Alexey Lazutin, IPG.Estate head of investment sales and corporate services, notes that the investor needed a multi-purpose space in a passable area in order to maximize tenant`s demand and provide himself with profitability from renting out the object.

The new owner received a 87 square meter built-in object on the first floor with two panoramic windows. The room faces the future place of attraction of the quarter – the square of the Sun. This location causes high competition among potential investors.

The investment is provided by the close term of the housing commissioning from the moment of purchase of the premises. The search for a prospective tenant will begin from the middle of this year, and in the 4th quarter of 2021 the owner will receive the keys.

The estimated return on the object should be 8-9% per annum, and the payback period might take from 10 to 12 years.

Commercial premises in new residential complexes are extremely popular with investors: this is a versatile and capacious investment, which is provided not only by the future rental flow, but also by the availability of real estate that is growing in price. The resale of the premises with a tenant will bring a yield of 10%.
